An article in the North County Times (San Diego, CA) gives an interesting measure of the decline in housing activity in the area. For the year of 2006, total money exchanging hands for the year in housing transactions declined 12.3% from 2005. The dollar value of total condo sales declined 6.2% from to $86,513.107 in January 2007 from $92,211,437 in January 2006. Both sales and prices declined in most areas and categories in the San Diego area in 2006. The article attributes this largely to the exit of investment/speculators from the SD housing market. www.nctimes.com/articles/2007/02/10/news/top_stories/22_53_542_9_07.txt
